Tyler Heltzel, CMEA, is the founder of Clinical Asset Appraisal, a Houston machinery and equipment appraisal practice serving medical, dental, optometric, laboratory, imaging and surgical facilities.
He is also a practicing commercial property underwriter for a global insurance carrier, where he underwrites property, general liability, workers' compensation, commercial auto and umbrella coverage for middle-market accounts across Texas, Louisiana and Oklahoma. That work is the reason the practice exists. He reads equipment schedules from the carrier's side of the desk, and he sees what happens to them after they are filed — where coinsurance, agreed value, blanket limits and margin clauses quietly decide what a schedule actually pays when it is tested.
Clinical Asset Appraisal is built on a proprietary price database of more than 236,000 recorded price points spanning 47 device classes and 191 tracked models, compiled from primary market sources. The practice publishes what it holds and where it came from, and works to its own standard: every number has a source.
Assignments include insurance scheduling and statements of values, Texas business personal property renditions, financing and collateral support, purchase and sale, partner buy-in and buy-out, and estate and gift matters. Reports are prepared in conformance with USPAP.
Tyler holds a BBA in Finance with a concentration in Insurance and Risk Management from the C. T. Bauer College of Business at the University of Houston, where he graduated summa cum laude, and the Associate in General Insurance (AINS) designation from The Institutes.
