Background:
Francis has been awarded the CMEA designation (Certified Machinery/Equipment Appraiser) by the NEBB Institute. CMEAs are located throughout the United States and several foreign countries, and are used by banks, other lending institutions, CPAs, attorneys, business buyers/sellers and others to provide needed financial information for a variety of reasons.

All reports meet or exceed the USPAP standards for developing values on capital equipment, and CMEAs are highly qualified to conduct objective, accurate, comprehensible, verifiable, and defensible machine and equipment appraisals for all industries. This includes manufacturing, retail, construction, agricultural, medical, and industrial. These appraisals stand up to scrutiny by lenders, the IRS, CPAs, and courts.

Upon completion of her CMEA designation, she has also been awarded the Senior Business Analyst (SBA) designation from the International Society of Business Analysts.

Francis has been a Certified Residential Appraiser with the State of Illinois since 1996, and has extensive experience in appraising a vast amount of residential structures, including upper-bracket homes, condominiums, 2-4 flat unit structures in Chicago, the Chicago Metropolitan area, Cook/Lake/DuPage county area, with emphasis in the North Shore area.

Assignments have included new construction and renovation projects, working with blueprint plans, specifications and cost analyses, and scope of work entailed market value, ad valorem tax appeal and land value analysis, appraisals for financial institutions (refinance, purchases, PMI removal, collateral), estate planning, dissolution matters, foreclosures.

Francis is also an Illinois State Licensed Real Estate Salesperson, and currently in process of transition to an Illinois Broker.

After graduating from DePaul University in Chicago, with a Bachelor of Science in Operations Management and Marketing, she has worked in corporate accounting for Avon Products, Inc. for four years.
